There's a private garden to sit out in, free parking and fast Wi-Fi, and it's well placed for the town centre, local businesses, hospitals and transport links — equally suited to a family visit or a longer working stay in Suffolk. BEDROOMS - Sleeping for up to 8 guests - Bedroom 1: super king zip-and-link bed with ensuite shower room - Bedroom 2: two single zip-and-link beds (can be a super king on request) - Bedroom 3: double bed - Bedroom 4: small double — good for one adult, two children, or two sharing Please let us know your preference for zip and link beds in advance LIVING AREA - Comfortable lounge - Television and high speed WiFi KITCHEN - Dishwasher - Washer / Dryer - Full oven and hob for home cooking - Plus all standard appliances and cookware - Space for 6-8 to dine OUTDOOR SPACE - Private enclosed garden - In the summer months we have garden furniture as shown in photos - if you'd like this for your stay outside of this period please enquire - Free parking on the property in covered carport - shown in photos IDEAL FOR - Families and groups - Contractors and business travellers on longer stays - Visiting family or exploring Suffolk SECURITY DEPOSIT & CHECKS - We may ask for a security deposit of £250 for your stay - this will be refunded once checked out and cleaned. - Only guests included in the booking are permitted to stay at the property - contact in advance for any alterations or exceptions HOUSE RULES - No smoking within the property, if smoking outside please dispose of butts respectfully - No pets - No parties / groups - This is a quiet residential area, lots of young families - generally we ask for quiet times after 10pm
