The property is situated in a quiet area not far from the center of Trieste, which can be reached either via a relaxing 15-minute walk or by public transport in less than 10 minutes.
Guests have access to a living room with a sofa bed, a bedroom, a bathroom, and a terrace.

The accommodation is laid out as follows:
- LIVING ROOM with a double sofa bed and flat-screen TV;

OTHER AMENITIES FOR GUESTS: mini-fridge, capsule coffee machine, kettle, air conditioning (split units in the living room and bedroom), centralized heating, iron and ironing board, drying rack, and hairdryer.

Heating & Air Conditioning Regulations
The activation and deactivation of heating and air conditioning must comply with Italian regulations (DPR 16/04/2013 n.74):
Summer: The average air temperature must not be set below 26°C for all building types.
Winter: The weighted average air temperature must not exceed 20°C.
Late Check-in Fees
Please note that late check-ins must be agreed upon in advance and are subject to additional fees as follows:
9:30 PM – 11:00 PM → €25
11:00 PM – 12:00 AM → €30
12:00 AM – 1:30 AM → €40
