We are GuestReady, a property manager, and we want to ensure your stay will be as smooth and comfortable as possible.
We are available 24/7 should you need any assistance during your stay.
Kindly note that this is a personal home, so please take good care of it as if it were your own. Conveniently located near Watford Junction Station, just a 15-minute walk away, offering direct trains to London Euston.
Local buses are also accessible for easy travel around Watford and beyond. This property is a self-check-in property.
You can check in at any time of the day as long as you respect our standard check-in time (3 p.m.). Please note that access to the property involves approximately 20–30 steps, with no step-free alternative.
For this reason, the property may not be suitable for guests with mobility difficulties or young children. Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes.
So, please keep your keys safe. There is a zero-tolerance policy for smoking on the property.
If our team discovers evidence that this rule has been breached (e.g., smoke odour, ash, butts, etc.), we reserve the right to charge a minimum smoking fee of £300. We do not allow parties, large gatherings, loud noises, or outside guests.
Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit.
Local authorities may also be present (if required). Ideal for solo travellers, this clean, functional single room is in a convenient Watford location.
Guests share bathroom facilities and can easily explore the surrounding area or commute to London. Each room is designed for comfort, offering a TV and a coffee station for added convenience.
Guests have access to a shower, and shared toilet facilities are available. Pay-as-you-go washing machines are available in the rear car park.
Please follow the instructions provided on-site to make payment and operate the machines.

Well priced, small, simple, clean accommodation with private shower facilities and shared bathrooms (which were always clean and well stocked).
Great for working away + well located for Watford Junction and Leavesden. Easy to find, free parking and a good check in/check out process.
