Elegant and welcoming 70 square meters townhouse, perfect for six people, with a private entrance and spread over two floors.
The property is located in Villasimius, a town known for its splendid sandy beaches and crystal-clear sea. The apartment is centrally located (limited traffic zone during the evenings) and will allow guests to enjoy a lively yet relaxing stay.
The accommodation comprises a living room, kitchen, three bedrooms, two bathrooms, and a terrace.

The accommodation is on two levels and is organized as follows:
Ground floor:
- LIVING ROOM with sofa, armchairs, and flat-screen TV;
- KITCHEN with gas stovetop, refrigerator, freezer, microwave, toaster, capsule coffee machine, wine glasses, various kitchen utensils, and a dining table;
- BEDROOM I with double bed, chest of drawers, and wardrobe;
- BEDROOM II with two single beds and wardrobe;
- BATHROOM I with raised shower stall, sink, bidet, and toilet;
First floor:
- BEDROOM III with double bed and wardrobe;
- TERRACE with dining table;
- BATHROOM II with raised shower stall, sink, bidet, and toilet.
OTHER SERVICES AVAILABLE TO GUESTS: air conditioning/heat pump (split in the kitchen, ground-floor hallway, and first-floor bedroom), washing machine, iron and ironing board, clothesline, and hairdryer.
PLEASE NOTE:
- Please note that there is a locked room on the first floor; access is prohibited;

- The apartment is located within an evening traffic-restricted area.

Waste Management (Mandatory)
During their stay, guests must dispose of daily waste, separating it correctly and placing the bins outside the property on the days indicated in the schedule.
In the city, there are no public bins or recycling centers; instead, door-to-door collection is carried out, so only small amounts of already separated waste can remain inside the house.
Failure to comply with local regulations will result in a penalty of EUR 200.00 being applied to the guest.
To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the tourist tax.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
