Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $5000.00. Towels and linens - Guests are required to keep towels and linens in good condition.

Towels and washcloths should not be used to remove makeup or for cleaning purposes.

Any permanent stains on towels or linens will fall into the category of negligent damage.

Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine. House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $3000.00 and/or eviction from the property. Other Important Notes By booking this property, you agree to the “Stay Agreement.” You acknowledge full responsibility for any personal injury or property damage that may occur during your stay and agree to maintain the property in good condition. The pool is deep and unfenced, so caution is required. Do not throw any objects into the pool.

The host assumes no liability for any accidents, injuries, or illnesses occurring on the premises. Do not enter the pool equipment room without permission. Please be environmentally conscious — turn off the air conditioning, lights, and water when not in use. Smoking and drug use are strictly prohibited indoors.

Guests may smoke only outdoors, away from the house, and must clean up afterward. If any signs of indoor smoking (odor, ashes, or cigarette butts) are found, a $500 cleaning fee will be charged to remove the smell. Late checkout policy: Checkout after 4 PM requires an additional half-day charge. Checkout after 6 PM will incur an extra full-day charge. Parties & Visitors No parties or events are allowed. In accordance with Airbnb’s policy, hosting large gatherings, events, or parties in this quiet residential neighborhood is strictly prohibited. Violations will result in immediate booking cancellation without refund, and you may be asked to leave the property immediately. Only registered guests are permitted to stay or use facilities. Property Maintenance & Environment The estate offers generous space and privacy.

You may occasionally see gardeners, hosts, or cleaners maintaining the grounds — feel free to say hello; they help keep the property beautiful. Gardeners come every Monday, and pool maintenance staff clean and sanitize the pool every Friday afternoon. As plants surround the pool area, leaves may occasionally fall into the water despite daily cleaning.
