Constructed from wood and glass, this through-plan villa boasts modern architecture, top-of-the-range comfort and generous living space.
Surrounded by fields, it enjoys an exceptional position with 360° views over Lake Annecy and the surrounding mountains.
An ideal place for a holiday with family or friends, combining conviviality, relaxation and direct access to numerous outdoor activities.
The villa comprises Ground floor: - Laundry room with washing machine and tumble dryer. - Garage (some of the owners' personal belongings are stored here and kept secure). - Bedroom 1: two single beds (90x200 cm) that can be joined together + sofa bed (140x190 cm). - Separate bathroom with shower, washbasin and WC.
Main floor (garden level): - 150 m² panoramic terrace, furnished and equipped with a plancha. - Large 80 m² living room including : - Fully equipped open-plan kitchen (oven, microwave, hob, coffee machine, kettle, toaster, raclette machine, etc.). - 20 m² dining room with lake view. - 35 m² lounge with lake view, TV area and open fireplace. - Separate WC.
Upper floor: - Bedroom 2: two single beds (90x200 cm) that can be joined together, south-facing. - Bedroom 3: queen-size bed (160x200 cm), south-facing. - Master suite: queen-size bed (160x200 cm), private bathroom with shower and double washbasin, 7 m² terrace with splendid lake views. - Separate bathroom with washbasin and shower. - Separate WC. - Office area.
Outside: - Uninterrupted panoramic view of the lake and mountains. - Sunny terraces and landscaped garden. - Quiet, rural setting. - Plancha for convivial outdoor meals.
Additional facilities : Wi-Fi, washing machine, iron and ironing board.

Nearby amenities: Villa Artwood is ideally located in a quiet area on the heights of Saint-Jorioz on the way to Saint-Eustache. - Cycle path along the lake 10 minutes away. - Shops: bakery, greengrocer, supermarket, delicatessen, pharmacy, etc. 8 minutes away by car.
Activities : Go hiking at Semnoz, cycle along the shores of the lake, experience thrills with water activities (wakeboarding, private outings...), explore the local heritage on cultural visits (Lake Annecy Ecomuseum...), take to the skies on a paragliding adventure and stroll through Annecy's old town.

Buses and private shuttles also run between Geneva and Annecy.
For greater comfort, we recommend that you use taxis or VTC services. - If you choose to come by car, there are several parking spaces in front of the house.
Other remarks : - Entirely non-smoking accommodation - Parties and noise pollution are strictly prohibited. - This accommodation is not suitable for pets - Sheets and towels of hotel quality (4/5 stars) are provided.
