Dear Holiday Guests,
A warm welcome to your virtual tour of our guesthouse, “Nordlicht”, located at Wattweg 14 in Kampen on the island of Sylt. This charming and stylish historic building, surrounded by a well-maintained garden with fragrant hedgerow roses and a traditional Frisian wall, offers the perfect setting for a relaxing vacation.
Unlike many of the modern, often characterless new constructions on the island, our house boasts a rich history and tradition. Built in 1929 on what was then the eastern edge of Kampen, it operated for many decades under the well-known name “Haus von Drathen” as a guesthouse. After careful renovations, it now accommodates four holiday apartments, making it one of the last remaining traditional guesthouses on the island.
A special highlight: the building, along with several others in the area, was placed under historic preservation a few years ago. And for good reason—both the original clinker brick facades and the front door have been impeccably preserved, showcasing the craftsmanship of a bygone era.

Handover of the Holiday Apartment
Unless otherwise agreed, tenants should contact the landlord a few days before the rental period begins to discuss the handover arrangements. Upon arrival, tenants will receive a key for the holiday apartment for the duration of their stay and, if necessary, a key for the building entrance. Additionally, a spare apartment key, as well as keys for the associated mailbox and any rented storage room, can be found inside the apartment (next to the entrance door).
Parking
Tenants of the Orion, Saturn, and Neptun holiday apartments may park free of charge on the small side street east of the guesthouse (Stieglitzweg). Vehicles can also be briefly parked on Wattweg for loading and unloading. Tenants of the Merkur apartment have a designated parking space on the property, marked with a sign. Please ensure parking leaves space for the adjacent spot to be used.
Access to the Upper Floor
The Orion and Saturn apartments are accessible via a double-turn staircase with relatively narrow steps. If tenants are unable to carry their luggage upstairs for health reasons, the landlord can assist upon request.
Apartment Amenities
The apartment is fully furnished according to the inventory list provided on-site. All further details can be found under the respective apartments.
Any defects in the apartment should be reported to the landlord immediately upon discovery. Failure to do so may void the tenant’s right to claim compensation for such defects later.
Tourist Tax and Guest Cards
In Kampen, landlords are required to collect a tourist tax (“Kurtaxe”) from tenants and remit it to the municipality. In return, each guest receives a guest card for the duration of their stay, granting access to amenities like the beach. These cards are available in the apartment in the correct quantity and must be left behind upon departure. Any damage or loss of guest cards must be reported to the landlord.
Current tax rates are as follows:
- €4.00 per person per night from April 1st to October 31st
- €2.00 per person per night from Novber 1st to March 31st
Children under 18 are exempt, and a 20% discount applies to severely disabled individuals.
Telephone and Internet Access
Tenants have access to a phone in the apartment for free domestic landline calls. Additionally, complimentary Wi-Fi is available during the stay. The current password is provided in the apartment and can also be requested from the landlord. Tenants agree to use the internet access personally and refrain from sharing login details with third parties. Usage is at the tenant’s own risk, and accessing paid, violent, or pornographic content is prohibited. Tenants are fully liable for any unauthorized or illegal use and must indemnify the landlord against third-party claims.
Occupancy of the Apartment
The rental agreement applies only to the named tenants and the specified number of occupants. Overoccupancy, subletting, or granting access to third parties is prohibited. The landlord reserves the right to terminate the rental agreement immediately without refund in case of such violations.
House Rules
Tenants are expected to act considerately toward other tenants and property owners during their stay, avoiding disturbances. Persistent disruptions or intentional damage to property (including the rented apartment) entitle the landlord to terminate the rental agreement immediately. In such cases, tenants are not entitled to a refund.
Non-Smoking Policy
Smoking is prohibited inside the apartment and in the building's entry areas. Violations may result in additional costs, such as curtain cleaning fees. Smoking is permitted only in the garden area (for Orion, Saturn, and Neptun apartments) or on the terrace (for the Merkur apartment).
Fire Safety Regulations
Due to the house's thatched roof, there is an increased fire risk. Open flames in the garden and the use of charcoal grills are prohibited. Fire safety regulations issued by the authorities apply. For emergencies, three fire extinguishers are located in the guesthouse (one near Orion and Saturn apartments, one near Neptun, and one in the basement near Merkur). There is a smoke detector in every apartment.
Pets
Bringing pets of any kind requires prior approval from the landlord. Dogs and cats are strictly prohibited in the Orion, Saturn, and Neptun apartments.
Returning the Apartment
The apartment must be left in a tidy condition upon departure. This includes, in particular, the disposal of household waste and the cleaning of all used kitchen appliances, the washing of cooking utensils, crockery and cutlery, as well as emptying the dishwasher and putting everything back in the cupboards. Failure to comply may result in a cleaning fee of €30 per hour. Tenants must report and compensate for any damages or loss of inventory before departure. All keys provided must be returned in the same quantity. Lost or damaged keys will be charged at €10 per key.
Payment Default
The due date for rent payment is determined by the receipt date on the landlord’s bank account or the date on the cash receipt. If the deposit (25%) is not paid on time, the agreement becomes void without further notice. If the final payment (75%) is not made on time, the landlord may cancel the contract and retain the deposit (excluding the tourist tax).
Cancellation Policy
Tenants may cancel the contract before the rental period begins. In such cases, the landlord charges a cancellation fee as follows:
- 10% for cancellations up to 45 days before the rental start date
- 25% for cancellations 44 to 15 days before the rental start date
- 50% for cancellations 14 days or fewer before the rental start date
The landlord will endeavor to re-rent the apartment to minimize losses and cancellation fees. Tenants may also provide a replacement tenant. Regardless, the landlord may charge a processing fee of €50 for re-rental or replacement tenants.
Jurisdiction
The place of jurisdiction for all disputes arising from this contract is Niebüll.
