Idyllic, quiet and yet right in the middle of Stoupa lies the Spiti NICOLA, based on the traditional stone house architecture of the Mani region.
Built according to the German landlord's own design by the regional master stone builder Kolokotronis, this smart holiday home was built in 1989 and renovated in 2021.
The lushly landscaped, Mediterranean flowering garden with its more than 50 clay flower pots and the idyllic location form the first impressions of the Spiti NICOLA - holiday home NICOLA.
Inside, the high wood-panelled ceiling of the living area conveys a pleasant sense of space, the exposed stone walls, the fireplace, and the discreet furnishings lend the holiday home a special charm and cosy warmth.
The Spiti NICOLA with its 50cm thick walls, living room open to the top, elaborate roof insulation and a Byzantine tiled roof is a pleasantly cool house even in summer.
A continuous covered terrace on three sides of the holiday home provides the necessary shade on hot days.
To the side of the house, an external staircase leads to the illuminated roof terrace with lounge group and parasol.
The view of the surrounding green landscape and the neighbouring village of Lefktro is gorgeous.
The detached Spiti NICOLA is tastefully furnished and offers its guests plenty of space and privacy.
The lush vegetation around the holiday home, the secluded plot and the particularly quiet location, on a narrow cul-de-sac, protect it from prying eyes and offer guests plenty of opportunities to retreat.
Sun loungers spread over the beautifully landscaped garden plot and numerous seating options on the various terraces offer ideal conditions for relaxing, reading and dreaming.
A narrow, level footpath leads to the fine sandy beach of Stoupa after approx. 300m, and after approx. 600m you reach the gently sloping Kalogria sand, ideal for small children.
The access to the holiday home Spiti NICOLA is at ground level.
The open kitchen is adjacent to the spacious living/dining room with fireplace.
The kitchen is perfectly equipped, as the landlord is a passionate hobby cook.
Direct exit from the kitchen and the living room to the vine-covered breakfast terrace and the two further covered terraces.
Adjacent to the living room is the hallway with two modern bathrooms, renovated in 2021, and the three bedrooms.
All bedrooms overlook the beautifully landscaped garden of the holiday home.
The Mediterranean flowering garden, overgrown with shady large pines, 100-year-old olive trees, orange, fig, pomegranate trees, colourful bougainvillea and oleander is the heart of this holiday home and reflects all the love of the German owner, who has had this stone house in Stoupa for thirty years, for the Mani region.
Friends of the landlord's family say it is the most beautiful property in the village, a green paradise.
The main beach in Stoupa village is on the doorstep and within easy walking distance of 300m.
It is a sandy beach with round cut stones in many places in the water.
Many tavernas and cafés in and around Stoupa provide for the physical well-being and a rich gastronomic variety.
The Kalogria sandy beach after approx. 600m, partly with managed sunbathing area, taverns and cafés offers unforgettable bathing fun for the whole family.
The water is shallow and turquoise, ideal for children.
A tennis court is within easy walking distance of 500m (tennis lessons can be booked on site).

Das Apartment / Haus ist perfekt gelegen und wunderschön. in weniger als 10 Minuten ist man mit den Kindern bereits am Strand gewesen. Das Haus besitzt so viele Sitzgelegenheiten um die lauen Sommernächte zu genießen. Hier wird es einem nie langweilig. Auch die Supermärkte sind zu Fuss wunderbar zu erreichen. Wir haben das Auto so gut wie gar nicht gebraucht.
Leider gibt es eine echte Mückenplage im Außenbereich des Anwesens. Autan war ein Teil der Familie :D ... damit ging es dann aber auch . Man muss sich halt regelmäßig einschmieren ansonsten hat man keine Chance. Die Übergabe der Schlüssel hat nicht auf den ersten Anlauf funktioniert. Hier hat wohl d...

Die Lage des Hauses ist großartig, praktisch für die Strände, das Dorf und den Supermarkt. Sehr ruhig. Die Küche war gut ausgestattet, viel Platz zum Entspannen. Viele Sitzgelegenheiten im Freien. Schöner Garten, ich empfehle es.

Das Ferienhaus hat unsere Erwartungen erfüllt. Die Lage ist perfekt. Strand, Dorf und Einkaufsmöglichkeiten, alles zu Fuß erreichbar. Verschiedene andere Strände mit dem Auto in wenigen Minuten erreichbar. Die schattige, ruhige Lage ist perfekt zum chillen, nur die Mücken brauchen "Aufmerksamkeit". Einsprühen zwingend erforderlich!!
